FAQ's

What makes us different from other student accommodation companies is that we fully manage all of our Sheffield student properties, allowing us to offer a superior level of service. We take great pride in our Sheffield student accommodation, and make every effort to ensure our tenants are happy in their homes.

During the current Coronavirus pandemic we are trying to carry out the vast majority of initial viewings remotely in the first instance.

You can either phone us on 0114 2726006, email info@mafstudents.co.uk, or Whatsapp and we will arrange this for you.

We also have video tours available for a range of properties.

Find out days and times when your whole group are all available and we will arrange an appointment for your group to view. We prefer to show your whole group around the properties in just one visit so as to minimise disruption to current tenants. One of the MAF team will meet you at our office take you to the property, show you around and answer any questions you may have. We ask that you do not call at the property to request a viewing as we respect the privacy of our tenants, we like to conduct our viewings in a professional manner and ensure our existing tenants have had adequate notice that we are coming.

Please note during the current Coronavirus pandemic all tenancy agreements will be signed electronically. We'll be available to take you through any questions you may have by phone, Whatsapp or email.

You can come into our office and have a look through the tenancy agreement. When you are happy you can sign up on the spot, or make an appointment to suit you. Until we have a signed tenancy agreement and a security deposit we will continue with viewings at the property and treat the property as still available to let.

The agreement will be an "Assured Shorthold Tenancy Agreement" working with the dates from The University of Sheffield to accommodate and coincide with the academic year. Each property is normally let to a group on a joint tenancy agreement.

You'll each pay a £250 security deposit for your Sheffield student accommodation for the 2021/22 academic year on signing your tenancy agreement. This is refundable at the end of your tenancy so long as there are no damages to the property or rent outstanding.

Your deposit is protected under government deposit protection regulations via mydeposits. For more information please visit www.mydeposits.co.uk

No there are no administration fees to pay with MAF Properties.

For all properties you have the choice of setting up a direct debit when you sign your tenancy agreement or you can supply three post dated rental cheques for your instalments.

Your instalments are calculated by multiplying the weekly rent per person x 52 (weeks in the year) and dividing by 3 (number of instalments) and payable on:

- 07 or 19 June 2021 (property dependant)
- 11 October 2021
- 31 January 2022

There is also the option to make payment for your tenancy in full in advance.

Please contact us for further details.

No, utility bills are not included in the rental price. As tenants, you have the option to take an all inclusive package if you wish. You are responsible for the payment of Gas, Electricity and Water. You will need to take meter readings when you move in and then register all utilities in your names with the suppliers. We generally advise that tenants should budget approx. £5-7.00 per person per week for their bills, approximate guidelines are provided on the EPC certificate for each property. You will also be responsible for the cost of any telephone and internet (unless otherwise stated) for the property.

We always give our current tenants first refusal on any property. We will write to you in October/November asking you if you wish to stay on for another year. If you do wish to stay on, please get in touch ASAP so we can reserve the property for you. If you require a smaller or larger property to accommodate your group or just fancy a change we will make every effort to meet your needs.

Each property has its own house manual with operating instructions for each appliance plus lots of useful information including security, fire safety etc. and contact details for our maintenance team out of hours (emergency only). During office hours you can call us or email us with your problem and we will arrange for maintenance to call at your property.

Sheffield City Council has recently made the majority of Student Areas into "Permit Only" zones. Our latest understanding is that usually 2 permits can be acquired per property for the year but this is discretionary and subject to change. To check if your property falls into a permit zone please visit Sheffield City Council's website http://www.sheffield.gov.uk/roads-and-transport/parking/permit-parking
